Entering the luxury market doesn’t always guarantee a good return. Buyers will still have lifestyle preferences as well as a set budget to base their purchase on. Just because your home looks expensive, it doesn’t automatically mean it could get an offer right off the bat. For this, you will have to make sure your property is fitted with desirable features. Even more popular are smart home systems with voice assistants. Everything from setting the thermostat to scheduling meetings can be done through voice prompts. Incorporating such technologies could cost you thousands of dollars to install and maintain, but if you’re marketing to luxury buyers, breaking even is guaranteed.

2. Elevate the Exterior Features

Aside from having up-to-date lifestyle tools at their fingertips, luxury homeowners would want their living spaces to stand out. As much as they want to know what’s inside the properties they’re eyeing, they are just as interested in knowing whether or not the exterior matches their desire for sophistication. 

Focusing on the bulk of your resources on curb appeal improvements will prove to be worthwhile, as you want your home to be a cut above the rest in the local luxury market. Going beyond repainting the exterior walls and keeping the lawn verdant before the selling season starts, consider putting down decorative pavers for your walkway and driveway. Outdoor spaces are also a must-have, especially if you’re able to include a fire pit and an open-air space surrounded by a living wall. 

When it comes to luxury landscaping, you might want to install water features such as fountains or a koi pond with a Japanese-style garden layout surrounding it. You can complete the setup by adding rare vegetation that works well with the prevailing climate. Adding palms around your property would be great if it sits in a predominantly desert or tropical area. Flowers such as lavender and hosta are also  top choices if you’re opting to decorate your home with perennial plants. Whichever the case, make sure to match your plant selection with your home’s overall motif. 

3. Add Unique Lifestyle Features

The best thing about luxury homes is that they offer spaces and amenities that aren’t usually found in basic listings. High-end buyers would want to live somewhere that gives them the ultimate comfort and flexibility to pursue their lifestyles, so you might want to consider adding areas that align with current lifestyle trends. 

You can appeal to home-based business owners as well as executives who prefer working from home by constructing a dedicated work area, complete with modular storage features as well as fixtures that mimic an actual office environment. 

Fitness centers are also a major draw among luxury buyers who prioritize privacy and personalized workouts, so consider building an indoor space that’s large enough to house commercial gym equipment. On the other hand, some buyers would prefer a home that features a private theater or entertainment space, perfect for intimate movie dates or gaming.
